Energy label in Amsterdam and Amstelveen
From canal house to new build on IJburg: certified energy labels, including monuments and rental homes.
You arrange an energy label in Amsterdam or Amstelveen through Hasibo: a certified adviser inspects the home, calculates the label under NTA 8800 and registers it in EP-Online, usually within a few working days, from €330 including VAT. Since 29 May 2026 monuments such as canal houses also need a label when sold or rented out.

Amsterdam homes and their energy labels
- Canal ring and city centre: thousands of monuments. Since May 2026 the energy label is mandatory for these buildings too when sold or rented out.
- 19th-century ring and Amsterdam School: characteristic homes, often with limited insulation.
- Western Garden Cities and other post-war districts: walk-up flats, often owned by an HOA or housing association.
- IJburg, Zuidas and other new builds: usually high labels; offices on the Zuidas fall under the label C requirement.
Renting out in Amsterdam: label and WWS
Amsterdam has many rental homes. Under the Affordable Rent Act the energy label helps determine a home's points: labels E, F and G cost 4, 9 and 15 points. A WWS points calculation and an up-to-date energy label go hand in hand.

At Hasibo an energy label in Amsterdam costs the same as elsewhere: from €330 for an apartment, €370 for a terraced or corner house and €450 for a detached house, including VAT.
2. How soon can an adviser visit in Amsterdam?
We schedule the inspection as soon as possible by agreement. After the inspection we usually register the label in EP-Online within a few working days.
3. Is an energy label mandatory for sale or rental?
