WWS points calculation for rental homes
Determine how many points a rental home has, and therefore which rent segment applies.
A WWS points calculation uses the Dutch housing valuation system (woningwaarderingsstelsel) to determine how many points a rental home has, based on floor area, facilities, outdoor space, WOZ value and energy label. Since the Affordable Rent Act (1 July 2024) the system applies up to and including 186 points. Labels E, F and G cost 4, 9 and 15 points.

Why a points calculation?
Under the Affordable Rent Act the maximum rent of homes up to 186 points is regulated. A landlord therefore needs to know the number of points before setting the rent. A well-founded calculation prevents disputes and rent reductions afterwards.
What counts?
- Floor area of rooms and other spaces (measured under NEN 2580)
- Kitchen and sanitary facilities
- Outdoor space such as a balcony or garden
- WOZ value
- The energy label: a good label adds points, labels E, F and G cost points
- Any monument status
Better energy label = more points
Because the energy label weighs so heavily, upgrading is often directly profitable for landlords. Going from label G to C means lower energy costs for the tenant and no more 15 deduction points. Read more in energy label and rent.
